A skylight in a Kyle or Buda new home is a cut into a recent tract roof, often still under builder, HOA, or warranty attention. It is not a Hyde Park bungalow attic and not a Round Rock conversion. Bright Sky ATX is a referral service covering Travis, Williamson, and Hays counties. Kyle and Buda sit in Hays. The pro you hire names that desk. We do not.

New Hays County tract house with a rectangular skylight on a composition roof

Why a new Hays roof is its own job

South of Austin along I-35, a lot of the housing stock is two-story production plans with engineered trusses, a composition field, and a well over the entry or the stair. That is a different opening than a 1920s rafter bay in Allandale. The installer has to say whether this truss layout can take a glass well, or whether a solar tube is the honest path through the attic.

A brand-new roof still has a builder clock on it. Cutting a unit during that clock without the builder and the city in the loop is how a homeowner inherits a leak argument later. This page does not publish a warranty-year figure. Ask the builder, the HOA, and the independent pro for the current documents on this lot.

HOA approval for skylights in Texas is the statute page. Texas’s solar-access law protects energy devices, not skylights. A Kyle or Buda master-planned street usually has an architectural packet. City approval is not HOA approval.

Kyle is not Austin, and Buda is not Kyle

City of Kyle Building Inspection issues construction-related permits inside Kyle city limits. The city’s published list names new construction, remodels, additions, window and exterior door replacement, and other work. It also says the list is not comprehensive, and tells you to confirm with that department before work starts. Skylights are not named on that list. Treat a new roof opening as a question for Kyle Building Inspection, not as permit-free. Kyle adopted the 2021 International Residential Code and the 2021 International Energy Conservation Code, among other 2021 I-codes. Confirm current adoptions with the city. Kyle does not enforce HOA rules.

Buda is a separate incorporated city in Hays County. A named Buda skylight-permit rule could not be confirmed here. Confirm with the City of Buda building official before anyone cuts. Do not file the job as an Austin permit because the metro name is on the truck.

Lots outside both cities may sit in the Hays County path or in an ETJ. Austin ETJ permitting is the extra-territorial pattern. Verify the address.

City of Austin Climate Zone 2 maxima for skylights (U-factor 0.60, SHGC 0.28) are Austin tables. They do not automatically bind Kyle or Buda. Ask the local official and read the label on the unit.

What to walk on the visit

Stand in the room that is dark. Entry wells in Kyle two-stories are a common ask. So are bonus rooms over the garage. A tube can serve a hallway. A kitchen that needs a framed well is a different opening. See skylight in an Austin kitchen.

Ask how hail is specified. Hays County sits in the same storm path as south Travis. The September 24, 2023 event’s published loss figures are for Travis and Williamson. That does not mean Hays glass is exempt. Impact-resistant glass is the spec conversation.

Ask whether the roof is still the builder’s. If it is, the independent pro should say so before ordering a curb.

How Bright Sky ATX fits

We match Hays County homeowners with independent skylight professionals. The pro you hire inspects the tract roof and, if the opening belongs, installs. We do not. See skylight installation.
