A skylight on a Mueller or East Austin low-slope roof is a curb and a drainage path, then a community review, then a City of Austin permit. It is not a deck-mount cut into a steep Hyde Park shingle field. Bright Sky ATX is a referral service. The pro you hire names the membrane and the packet. We do not.
The roof first
Mueller sits on the old airport site inside Austin. A lot of the houses and mixed-use roofs run low-slope metal or membrane, not a 6:12 composition field. East Austin additions along Manor Road, Airport, and the near-east grid often pick up the same low-slope habit. Water does not shed the way it does on a south Austin ranch.
Flat roof skylights in Austin is the general curb-versus-deck page. Drainage is the ponding page. This page stays on the Mueller and East Austin version of that job: a planned-community roof plus the city’s desk.
A deck-mount kit on a near-flat membrane is the wrong object. Curb height, wrap, and a path around the upslope side are the details to hear out loud. If the installer cannot say where water goes after a two-inch rain, stop.
City of Austin Climate Zone 2 maxima for skylights still apply here, because Mueller is inside Austin: U-factor 0.60 and SHGC 0.28. Confirm those tables and the NFRC label. See SHGC and Austin heat.
The community packet is not the city permit
The City of Austin publishes the Mueller Master Development Agreement. Exhibit W is the Design Guidelines, the Mueller Design Book. Chapter 8 of that book, as listed on the city’s page, is how the Design Book is administered. Modifications of existing improvements are reviewed in advance by the Modification Committee named in that process. Confirm the current packet before anyone cuts. A named “skylights are banned” or “skylights are allowed” Mueller ordinance is not republished here.
City building permit and Mueller design review are two files. One does not stand in for the other. HOA approval in Texas is the statute frame: skylights are not solar-energy devices under that statute.
East Austin lots outside Mueller may have no design committee at all, or a different one. Historic overlay, if it applies, is a third file. Do not copy a Mueller packet onto a Cherrywood bungalow by habit.
What to walk on the visit
Walk the roof if it is safe, or walk the parapet from a place the installer can see the fall. Look for ponding rings, clogged scuppers, and equipment already sitting in the drain path. A new curb in a pond is a leak you paid to install.
Ask how the flashing matches this membrane or this metal panel. Ask how the well lands in the room: a modern open plan in Mueller can take a glass well. A deep East Austin addition with a long attic run may want a solar tube instead.
Hail still hits East Austin glass. The September 24, 2023 storm’s published loss figures are Travis and Williamson. Mueller is in Travis. Impact-resistant glass is the spec, not a community badge.
How Bright Sky ATX fits
We match Austin homeowners with independent skylight professionals. The pro you hire inspects the low-slope roof and, if the opening belongs, installs. We do not. See flat roof skylights and skylight installation.
